Sealcoating is an important maintenance technique to help fight against oxidation. UV rays from the sun and air combine to cause oxidation. The process of sealcoating helps put oil back into the asphalt to reestablish that barrier between the surface and the sun. Sealcoating Methods

• Asphalt Emulsion Sealcoats. This is a thin asphalt surface treatment sprayed on the pavement surface and allowed to cure. Asphalt emulsion sealcoats protect against oxidation and water penetration of the pavement. They also cure black, providing a dark, fresh look to your pavement.
• Chipseals. This method is installed by spreading a cover aggregate over a layer of asphalt emulsion, creating a new textured surface. Chipseals are often chosen for industrial and roadway asphalt maintenance.
• Capeseals. This is a chipseal, covered by an additional layer of asphalt emulsion further sealing the pavement surface. This type of sealcoat helps aggregate retention. Capeseals are a good option for commercial properties.
