For some projects, Bituminous Roadways, Inc. is hired as not only the asphalt paving contractor, but the general contractor as well. On these jobs, we have the opportunity to work closely with the client and the engineering firm to build a parking lot from the specifications provided and bring a project full circle.

Assessing the condition of your asphalt pavement is a great way to start planning for maintenance and rehabilitation. The various distresses in your pavement are great indicators as to the types of maintenance your parking lot, roadway or outdoor athletic surface may need immediately and in the future. Additionally, assessing your pavement every year or two will give you a better idea of how your pavement is deteriorating and allow you to plan and budget even further in advance. For the past six years, Bituminous Roadways has worked with St. Paul Parks and Recreation on nearly 20 asphalt paving projects. These projects range from preventative maintenance work, like cracksealing and pothole patching, to complete parking lot reconstruction.

In 2016, BR submitted an asphalt paving bid for the Minnesota Vikings TCO Performance Center via an electronic request for proposal to Kraus-Anderson, the project’s general contractor. Once awarded the project, BR didn’t actually start installing asphalt until mid-year, 2017, nearly a year from the original bid date. Other subcontractors were on the docket first, to complete portions of the project prior to BR installing any asphalt.

Bituminous Roadways, Inc. (BR) has a long history of being a highway-heavy paving company. Yet, BR does more than just “roadways.” A large portion of BR’s business each year comes from small and large private businesses. Whether its parking lot maintenance, reconstruction, or new construction, BR does it all, big or small. This spring, BR had the opportunity to reconstruct a small parking lot in the heart of the University of Minnesota, Minneapolis campus. Working in small areas can prove to be more challenging than a large highway project, but this project had a great outcome!

It is well known that a customer’s shopping experience is heavily influenced by the many interactions that occur during each trip to the store. Many companies put a strong emphasis on providing the best customer service because they know the employees’ interactions with a customer are important. Yet, the customer’s experience of your business really starts when they first turn into the parking lot. Will their first impression be a nice smooth ride, or will they encounter unsightly cracks, driven through overgrown potholes or park in a puddle of water? Creating a good first impression for your customers begins with the parking lot.

During the summer of 2017, Bituminous Roadways, Inc. (BR), was contracted to reconstruct the parking lot for a busy fitness center in the southern Twin Cities metro area. L.A. Fitness management communicated with BR the desire to continue full operation during construction. Due to the extensive nature of this project, BR recommended a two-phase approach. Phasing a project isn’t necessarily an obstacle, but it does take some planning and can present some challenges. The parking area was divided into two sections. When BR was working in the first area, barricades were used to indicate to fitness members where they could park. After the first phase was completed, the barricades were switched and users were able to park on the freshly paved asphalt parking lot while BR completed the second section.

Did you know in the early 1990’s, the Environmental Protection Agency and the Federal Highway Administration reported to congress that asphalt pavement was America’s number one recycled product?
Who knew?
Bituminous Roadways, Inc. (BR) did. Well before this report, since the early 1970’s actually, BR has been incorporating recycled asphalt pavement (RAP) into newly produced asphalt mixtures. This sustainability practice has many economic, environmental and societal impacts.
